Seller's Description

This campervan conversion is ready-to-go for off-grid weekend camping trips or full-time living. It has the electrical, plumbing, and sleep setup needed for very comfortable living, even dispersed camping without a campground. I bought it in 2021 with 110k miles. Prior to that it was a government vehicle for Maricopa County, where it spent its life on easy highway driving and got all routine maintenance. As a rust-free Arizona vehicle with this long-lasting engine (these routinely go to 300k), it has plenty of life left. I am unfortunately selling it to move across the country. I’ve loved using this van for weekend trips over the past couple of years and would love for someone new to get more value out of it. I was detail-focused with every aspect of the build and tracked every purchase, so feel free to ask any questions and I can provide more information. Some highlights: - Super comfy Queen 8 inch memory foam mattress - 200Ah Renogy AGM battery with 3 ways to charge (shore, solar, alternator), inverter, dimmable interior lights, and outlets by the kitchen and bed - 30 gallon fresh water tank for the indoor sink, outdoor shower, and garden hose hookup - 53 quart 12V Alpicool fridge and freezer - enough space for a week of food - 10-speed deluxe MaxxAir Fan - New radio with backup camera, bluetooth, Apple Carplay / Android Auto - Ladder and full roof rack with plenty of space for storage or to build a roof deck - Full Kilmat sound deadening and Thinsulate and foam board insulation - keeps in the heat in the winter or keeps it cool in the summer - Stained tongue-and-groove paneling and butcher-block countertop Van: - 2006 Ford E-350 Econoline XLT Super Duty Extended Passenger Van - Clean title - Accident-free - Life-long Arizona vehicle so no rust problems - Was owned by Maricopa County as a government transport van - always kept up-to-date on maintenance - Engine: 5.4L V8 - Tires: Good tread but showing dry rot so mechanic recommended replacing within 6-8 months - Battery: replaced and upgraded in 2023 - Miles: 118k - MPG: I track this and I get between 16-19 mpg on mostly highway driving - Last oil change: January 16, 2024 - Had them do a full maintenance check and you can see report - everything is in good shape Exterior modifications: - New catalytic converters replaced in 2022 ($2000 value) and I had a shop build a custom cage ($300 value) around both converters (see pictures) - Restored Weather Guard - Safari roof rack ($1328 original value) - Rear door ladder - Curt tow hitch Issues or concerns: - Roll Stability Control (RSC) does not work. RSC is part of the AdvanceTrac traction control system. As commonly happens with these vans, the AdvanceTrac RSC service light will occasionally come on. When it comes on, the RSC function will turn off, but the van still drives normally and you still have normal brake function (i.e. the ABS functions normally). The RSC is just designed to kick in if you take a turn way too fast to help prevent a rollover. I was personally never worried about this. Prior to 2005, AdvanceTrac never had RSC and worked fine. - Paint damage. Overall, the paint is in decent shape for a van this age, but it has some minor chipping on the side and roof. Additionally, the Maricopa slogan was previously painted on the side and is still somewhat visible (see pictures). Build: Bones: - Floor: XPS foam board, plywood subfloor pre-treated with mold prevention spray, waterproof vinyl wrap - Walls/Ceiling: 3M Thinsulate all around and spray foam in small crevices. Stained pine tongue-and-groove planks all around - Counter/cabinets: 1.5” thick high-quality butcher block countertop Electrical: - 8 dimmable interior lights (4 in front and 4 in rear on separate switches) - 10 speed and reversible Maxxair 5100K Fan - Renogy 200Ah 12V AGM battery and easy to use Renogy battery monitor - Fully setup for 3 ways to charge: solar, shore, alternator - Full Renogy 200W solar setup: 2x 100W panels, 20A MPPT Rover Charge Controller - Renogy 20A DC-DC Charger hooked up to charge house battery from car battery while driving - Shore power plug in on outside of van, connected to NOCO genius GEN1 10A trickle charger - Krieger 1100W modified sine wave inverter - BlueSea fuse bank - New radio with backup camera, bluetooth, Apple Carplay / Android Auto - 12V and 110V outlets in kitchen and next to bed - High-quality components, fuses, wires all the way around with proper fuses/switches between all components - Carbon monoxide detector Plumbing: - Indoor sink with extendable faucet and stream & sprayer nozzle; 4 gallon gray water tank (easy to carry out and empty) - Outdoor shower hooks onto back door - Outdoor garden hose hookup to use 50ft garden hose - great for cleaning van, bikes, etc. - 30 gallon water tank from Class A Customs - Shurflo 4008-101-E65 3.0 Revolution Water Pump - Shurflo 182-200 Pre-Pressurized Accumulator Tank - Improved system with Shurflo strainer, silencing kit, etc. - High-quality Sharkbite plumbing and connections - Including 2 25ft Camco flexible hoses and garden hose spray nozzle Interior living space: - Queen 8 inch memory foam mattress, water/bug proof mattress cover, padded mattress pad - 53 Quart 12V Alpicool fridge and freezer with custom settings (you can have separate fridge and freezer temperature settings or remove the interior divider to make it all one temperature) - Passenger swivel seat - Rear AC/heater unit is boxed and vented to the rear of van and near the kitchen - Tons of accessible under-bed storage and cabinet storage Additional items included: - Reflectix window covers for all windows - New never-used (still in wrapping) Thetford Porta Potti toilet - Including set of 10 LYNX leveling blocks for parking - Spare key - Emergency roadside kit (jumper cables, etc.) - Stock car jack - Owners manual for van and every component/appliance used in the van build Let me know any questions!
