Seller's Description

BEAUTIFUL, BUT NEUTRAL PROMASTER HAS EVERYTHING YOU NEED AND CAN BE CUSTOMIZED FOR YOUR COMFORT AND STYLE. This 2018 High Roof Extended FWD Promaster was custom built in 2021. After spending 9 months in the van full time, we made some adjustments to better accommodate fulltime van living. CAB The cab has a captain driver seat and a passenger bench seat, perfect for a couple with a dog, like us. There is a backup camera, and like other Promasters, Pearl is easy to drive with a tight turn radius and high seats for good vision when on the road. KITCHEN Opening the sliding door, you come into a full kitchen, complete with a gas oven and three burner stove, a sink with a filtered water spout, an electric fridge/freezer and plenty of countertop and cabinet storage space. The window over the kitchen allows natural light and ventilation when cooking. There is a propane water heater with automatic shut off that is rated for ventless use under the sink. BATH There is a full wet bath, ready to fit your cassette or composting toilet, with beautiful PVC tiling and black hardware to match the kitchen. BED/DINETTE Moving to the back half of the van is a small, permanent dinette with electrical housed and accessible in one bench, and the water tank (accessible from the “garage”) in the other bench. There is a pull out table, with memory-foam cushions that pulls out over the dinette set to make a full bed setup. Above the bed is the skylight/roof hatch. The bed is high enough to climb through the hatch to the roof deck where three 100W solar panels are easily accessible for cleaning. The MaxxAir fan in the front kitchen area generates a great cross breeze over the bed when the skylight is cracked. There is clothing storage in a chest of drawers under the bed. GARAGE/STORAGE From the back, the propane box is mounted on the right back door for extra safety. The propane line is run under the van to the front for the water heater and oven and is easily accessible if propane heating was to be added later. Inside of the propane box is extra storage for items like hoses and extension cords as well as the rope and stakes for the 9×6 awning that is easily rolled out for extra shade and living space. With both back doors open, you can see the back “garage” area provides plenty of storage for all types of gear and extra clothing, and of course there is even more storage in the cabin above the Cab, accessible from the kitchen. In the space between the driver seat and the kitchen cabinet, there is a large step stool for easy access to the cab from the back without exiting the van (and vice versa). ROOF/OUTDOORS A 6’x7′ roof deck is perfect for a meal, a couple of yoga mats, or a sunset viewing. The awning rolls out for use with stakes and ropes (not provided) for extended outdoor living area. PLUMBING There is a 25G water tank under the driver side dinette bench, with fill access from the garage, as well as access to the pump/filter/accumulator. The water heater and drinking filter are easily accessible under the kitchen sink. ELECTRICAL For the electrical setup, there are 3x 100ah lithium batteries with a 1000w inverter. All lights are dimmable (except the wet bath). There are 3 outlets connected to the inverter (two on the control panel, and one accessible outside behind the fridge compartment) and there are circuit breakers easily accessible from the front of the passenger bench. The charge controller is connected to the solar panels and the starter battery. Since changing the charge controller to this set up we have never come close to running out of battery. Although with the small inverter it cannot handle heating appliances like small instantpots, coffee makers or blow dryers, we have never had any issues with handling the load of the fridge and fan and lights and outlet use (laptop/phone charging, there are USB C and A inputs on the outlets). All other switches and monitors are located on the electrical panel displayed in the kitchen. PROPANE The propane system is on a solenoid, which must be switched on with a fuse insertion for the propane to flow. OTHER UPGRADES Added rear axle suspension for a smoother ride and all four tires have been replaced in the last year. SUMMARY Whether you want a fully equipped van for weekend/vacation trips or full time life on the road, this conversion is well thought out for maximum comfort: the kitchen is so easy to cook in, with enough fridge/freezer space for a weeks worth of food, and a sink that is deep enough to wash dishes in; the dinette and bed combo allow you to slide the bed into futon mode for regular seating without moving cushions around every day (way more annoying that you think); the awning and roof deck allow for increased and separate living areas; the wet bath allows for a quick shower or a private potty break (full time van life is way less fun when you’re stressing about finding a toilet, or haven’t showered in days). With less than 80k miles, Pearl is ready for so many more adventures. This is a truly beautiful home on wheels, and Pearl is a trusty steed! We have ensured that plumbing, electrical, and gas systems were all input for your ease, but is organized so that you can easily learn and maintain the systems. Through trial and trial again, we have intentionally set up the kitchen, bath, and bed areas for maximum use and comfort. The walls are made of beadboard for a neutral finish that is easy to clean. Using black, white, and neutral wood as a color palette, we have ensured that you have a clean slate to make this your own home- paint, stain, wallpaper, add cushions as you would like. We are in the Florida panhandle and are happy to do video tours.
