Seller's Description

This step van was originally used as a delivery truck at an airport. It was then purchased by someone who wanted to use it for his spray foam insulating business. He spray foamed the ceiling and walls but became ill before actually using it for his business. I purchased it from him a few years ago and added a subfloor and insulated it with about 2 inches of sheeps wool (Haverlock). Vinyl flooring was installed. I insulated the walls with sheeps wool as well. The ceiling already had an inch of fiberglass insulation and spray foam so I did not add anymore. I covered the ceiling with gray carpet padding. I installed 2 MaxxAir fans. They are not remote control but the controls on the fan are easily accessible. There are windows in the back and two small windows - one on either side. There is an ICECO 12V/24V or AC 110/120 75 L duel zone fridge/freezer. Wiring has been installed for 12V lights and accesories but only one light has been hooked up. The fans and fridge are connected to the 12V system and have worked perfectly. There is a fully operational 12 V solar system installed with 400 W of solar panels on the roof and a 206 amp hour lithium ion battery, charge controller, and sine wave inverter. There is a bed platform (double bed size) and two Ikea stainless steel counters with sinks inside - no water tanks, one sink drains into 5 gallon gray water container and the other one is used for storage & counter space. I built and installed a small swivel table. I used a propane camp stove for cooking, so no stove in it currently. PROS: working solar system with plenty of room to add panels and/or batteries some wiring done - just needs to be hooked up sturdy bed platform with "garage" space underneath well insulated usable right away runs great - has the "million mile" engine Cummins B5.9 lots of options for your personal upgrades/preferences such as adding a RV mini-split for heat/air. Great option as a tiny home or air bnb/camp type rental - I lived in it quite comfortably in all seasons in upstate NY. In winter, I parked where I could plug-in for heat. A small oil heater was sufficient. One summer was very hot so plugged in for air conditioning but usually the fans were sufficient. CONS: Not fully finished out inside vinyl flooring was not installed poorly (not by me) so has some imperfections Has some cosmetic damage to hood and bumper (photos show this) drives like a step-van, don't expect it to feel like a regular van when driving doesn't get great gas mileage - maybe around 12 mpg
